Arena already spurring redevelopment

unionstation1Plans for the former Union Station sound promising and are an example of how the Intrust Bank Arena is spurring redevelopment, even in a down economy. Phil Frigon of Cantilever Wichita hopes to close on purchasing Union Station in the next 90 to 120 days and plans tenant announcements soon after. Steve Martens of Grubb & Ellis/Martens Commercial Group said that the arena’s proximity was a big factor in marketing the landmark building, which first opened in 1914. And as Jeff Fluhr, president of the Wichita Downtown Development Corp., noted, “adding retail and hospitality to the arena neighborhood is a huge win for downtown.”

    What happened to the plan for Union Station to serve the proposed AMTRAK route that might pass through Wichita from the current east-west AMTRAK railroad line at Newton, south to Oklahoma and Texas?

    Once again, no plan except in someone’s garbled mind on how best to use quasi-public facilities.

    Actually the Intrust Arena site might be needed for arena parking, as originally planned, when the U.S. returns to fast surface trains for interstate travel.

    Trains JWink? If we had that then it’d be easier for people from out of town to come to arena events, lower the need for parking and increase the use of mass transit. That’s a bit too progressive and common sense for this community.

    What we truly need is another building that will host the same sort of businesses that are already littered throughout Old Town.

    Great then lets lower property taxes to compensate for the tax dollars thrown away on the arena. Give us some money back. Isn’t that what an investment of our tax dollars is all about? Getting a return instead of just more and more tax increases to spur more and more development?

    Progressiveness is a never ending burden on society.

    Oh come on amway, your biased thinking couldn’t come out with any other conclusion, even though it’s as senseless as KSGolfnut’s statement. Without progressive thinking, we’d be living in caves; women would still be relegated to the kitchen, fat and pregnant; blacks would still be slaves.

    I stand by my post: KSGolfnut is a moron. As such, it’s an opinion that carries as much weight, and probably more, then KSGolfnut’s does. Get over it.

    And of course Liberals are progressive thinkers, as opposed to Conservatives, who are regressive thinkers. It’s been that way since Galileo, a progressive thinker, proclaimed the earth not to be the center of the universe, and the regressive thinkers, Conservatives, sentenced him to house arrest for the rest of his life for defying the Biblical teachings.

    Isn’t it a bit much to think the arena is the catalyst for this? Can someone point out an example where an arena or stadium really spurred real estate development.

    Please don’t say the Power and Light district.

    The P&L district was built b/c of TIF subsidy and eminent domain abuse.

    In some states you can’t do that. You have to giver your zip code before purchase so they can rip I mean charge you that rate.

    Fact: “Progressivism” is a term by which liberals generally LOVE to be referred. Perhaps Mr. Walker construes that term in the pejorative. I cannot speak to the reasoning that drove him to be so defensive up-thread.

    My opinion on progressive legislation: if it clearly fixes a clearly defined problem, great. If it steers us away from the fundamental tenets that enabled the US to become the most successful country on the planet in just 200 years and change, all in the name of reform, then not-so-great.

    Those fundamental tenets? Laissez-faire, personal responsibility, tradional family values, small government, strong national defense…

    You cannot expect people to effectively ‘just move’ everytime something happens they don’t like. Why should I have to bear the expense and time lost going outside the tax district? After all this was sold as an investment in the community. If it’s going to start paying off I should expect a return on my investment.

    I actually did go down to Wellington to buy furniture. They charged me the arena tax based on where they had to deliver the items.

    As for shopping on the Internet to avoid taxes, keep that in mind next time you fill out your KS income tax. It specifically asks for the amount of purchases made on-line so that taxes can be assessed.
