Kwik Shop to open at Stonebridge June 26

WICHITA — As Have You Heard? reported in September, a new Kwik Shop is coming to the Stonebridge development at the southeast corner of 37th Street North and Maize Road.

It now has an opening date: June 26.

Kwik Shop, which is operated by Kroger, was the third business to announce its opening at Stonebridge followed by anchor tenant Menards and then Sonic last fall.

At the time, Kwik Shop director of real estate Clay Brasher said customers had been asking for a store in that area, and he said Kwik Shop wanted to expand its presence.

The store will have 10 fuel pumps, which can serve 20 vehicles for gas and diesel.

In addition to traditional Kwik Shop offerings, there will be grocery items and fresh food available. Brasher said the food selection will be extensive.

Menards finalizes deal for Derby store

UPDATED — Menards, the Wisconsin-based home improvement chain, has finalized its deal for a store near the southwest corner of East Patriot Avenue and Buckner Street in Derby.

“It’s been a long time coming,” says Grant Glasgow of Grubb & Ellis/Martens Commercial Group.

Glasgow and colleague Jeff Englert represented North Derby Investments, which sold 46.13 acres to Menards.

Marty Gilchrist and Grant Tidemann of J.P. Weigand & Sons represented Menards

The deal, which was in the works for a couple of years, closed Sept. 28 for an undisclosed amount.

“We recently purchased 50.63 acres in Derby, KS and if everything goes as planned, we hope to build a new Menards store on this property some day,” Menards spokesman Jeff Abbott said through an e-mail. “We are still in the initial planning stages and no final decisions have been made just yet.”

The total number of acres includes a residential property Menards purchased as well.

Glasgow says he’s not sure when construction will start or when to expect the store to open.

“They weren’t able to share that with us yet.”

This makes the third Menards that will open in the greater Wichita area.

Kwik Shop to open at Stonebridge

UPDATED — A new Kwik Shop is coming to the Stonebridge development at the southeast corner of 37th Street North and Maize Road.

“Our customers have spoken, basically,” says Clay Brasher, Kwik Shop’s director of real estate. “That’s the main reason.”

Kwik Shop, which is operated by Kroger, has more than 125 stores in Kansas, Iowa and Nebraska. There are 19 Kwik Shops in Wichita. Kroger-owned Dillons has a number of fuel centers at its stores as well.

“We can use the larger presence,” Brasher says.

Menards anchors the 37-acre Stonebridge development, and Sonic also opened there a few weeks ago. Kwik Shop is the third business to be announced there.

“We feel like it’s going to help us spur even more activity,” says Randy Furstenberg, CFO of Vantage Point Properties, the Stonebridge developer.

“Them going there gives us some momentum that will help us.”

Brasher says he’s not sure how big the Kwik Shop will be yet.

“We’re actually still developing our plans on the size and everything it will include inside the store.”

There won’t be a pharmacy as some Kwik Shops now have, but there will be grocery items.

“It’ll have a large offering of food products in it,” Brasher says.

Construction on the store will start this year and should be completed by spring.

“So it’ll be a pretty quick deal for them,” Furstenberg says.

Vantage Point’s Marty Moody handled the deal with Grant Tidemann of J.P. Weigand & Sons, Brad Saville of Landmark Commercial Real Estate and Christian Ablah of Classic Real Estate.

Sonic to open this summer at Paul Jackson’s Stonebridge development at 37th Street North and Maize Road

WICHITA — Stonebridge developer Paul Jackson now confirms what Have You Heard? reported was a possibility in March.

Sonic is coming to his development at 37th Street North and Maize Road.

“The long and short of it is the real estate market’s picking up a little bit, and we’re getting activity out at that Stonebridge site,” says Jackson, who has Vantage Point Properties.

Menards is the anchor tenant at the 40-acre development. Sonic is taking the first pad site at Stonebridge. Jackson says there are about 12 acres left to develop with nine more pad sites for retailers, restaurants and service-oriented businesses.

Jackson says Sonic has a strong Wichita presence with 24 restaurants in the area.

The Stonebridge Sonic is expected to open in late August.

“They’re moving awfully fast,” Jackson says.

He’s working on getting another deal under contract at the development.

“We’ve seen a real change in the retail world,” Jackson says. “I don’t want to be too optimistic, but it sure feels like it’s going the right direction now.”

Look for Andover news from him next.

“I suppose it’s largely just confidence,” Jackson says of the market. “Things are getting better, and so it’s time to do business again.”

Holiday Inn Express Hotel coming to Maize

UPDATED — Maize has landed its second hotel deal.

On Wednesday, developer Marv Schellenberg and the city of Maize announced plans for a new Holiday Inn Express Hotel, which will be at Schellenberg’s Hampton Lakes development at the northwest corner of 37th and Maize.

Maize Hotel LLC is building the $2.5 million hotel, which will have three stories and 73 rooms and is scheduled to open in April 2011.

“This will just continue to solidify that even though we have a weak economy, Maize’s economy is still growing and strong,” says Rebecca Bouska, Maize’s deputy city administrator.

“We are getting ready to grow pretty quickly, I think, over the next 10 years.”

The hotel is adjacent to the proposed Northwest Bypass.

The Maize Hotel partners, including Mitesh Patel and Raju Sheth, also built the Hampton Inn in Derby. Sheth is still involved there.

The Holiday Inn Express would be the first hotel to be built in Maize’s 124-year history.

“There’s really just nothing on the northwest side as far as hotels go,” Schellenberg says.

Menards signs deal to locate at Paul Jackson’s Stonebridge development at 37th and Maize Road

WICHITA — As expected, Wichita has landed its second Menards store.

Developer Paul Jackson today signed a deal with the Wisconsin-based company to anchor his Stonebridge development at the southeast corner of 37th and Maize Road.

This follows Christian Ablah’s deal earlier this month for Menards to locate at his development at K-96 and Webb Road.

“These are big, big deals,” Jackson says. “It’s a real shot of confidence they’re opening two stores of this size in Wichita.”

Jackson and Ablah were close to final deals with Menards, which is a home-improvement store, in late 2008 when the economy tanked.

Even though there are continual signs of improvement, Jackson says the Menards deals are still a coup.

“Big box developments are just not happening around the country right now,” he says. “Most big box developers have kind of pulled in the reins and put the brakes on until the economy turns around.”

The west-side Menards will be 230,000 square feet and employ about 165 people.

Menards may be coming to Wichita after all

WICHITA — It looks like Menards could be coming to the Wichita market after all.

Word is the deal for the Wisconsin-based home-improvement store to come to 37th North and Maize Road is back on.

“I guess I’d say I’m optimistic,” says Paul Jackson, who is working on a 40-acre retail development called Stonebridge on the southeast corner.

But Jackson says there’s no signed deal.

“I wish it was as solid as what you’ve heard.”

The deal first was under contract in 2008.
