A 1,500-square-foot Scooter’s is second tenant for Union Station

WICHITA — Occidental Management now has its second tenant in its new development at Union Station, which it is planning to transform into a multi-use destination in the heart of the city.

“We’re going to be putting in a Scooter’s coffee cafe,” says Occidental president Chad Stafford, who handled the deal with chairman and CEO Gary Oborny.

Wichita businessman Tad Fugate will open the Scooter’s in 1,500 square feet on the east end of what was the Grand Hotel immediately to the west of The Wichita Eagle. The businesses are across from the entrance to Old Town.

“So they’ll have great presence along Douglas,” Stafford says.

“To have them in this with their coffee brand is pretty exciting,” he says of Fugate and his company.

This won’t be a typical Scooter’s kiosk.

“This is a little bit different for them in that they’re getting into a little cafe style.”

There are similar Scooter’s cafes on the Plaza in Kansas City and in Overland Park.

There will be a drive-through at the cafe.

Twin Peaks has west-side space, and it isn’t where anyone suspected

WICHITA — There’s been a popular guessing game of where the west-side Twin Peaks might go. As it turns out, it’s not opening at any of the spots most people thought it might.

Franchisee Rusty Rathbun considered most of those sites, but he’s settled on 7325 W. Taft instead.

“It’s been overlooked from a retail perspective,” says Dan Unruh of InSite Real Estate Group.

The building, which is across Ridge Road from Carlos O’Kelly’s and Panera Bread, was built as office space that most recently was home to American Family Insurance.

Gallery Expressions will be Twin Peaks’ neighbor to the northwest across a parking lot, and the Lowe’s at Maple and Ridge Road is just north of that.

“This one kept coming up as a great site if we could just make the building work,” Unruh says.

InSite is part of South Ridge LLC, a group that purchased the 16,800-square-foot center where Twin Peaks is going.

Rathbun says he seriously considered about 15 properties before deciding on the Taft site.

“It works because of the traffic count and all the number one restaurants in the area,” he says.

Smoothie King and two other businesses to open in former Rock Island Depot space

UPDATED — Some people buy sports cars or take extravagant trips for their midlife crises, but Neil Bhakta is choosing to share his with all of Wichita by opening three new businesses.

The Smoothie King partner is planning his fourth Smoothie King site, this time downtown in the former Rock Island Depot, where he also plans a new restaurant and venue space.

“This is going to be my midlife crisis project right here,” Bhakta says.

“I love the building that we’re going into.”

Old Town Martini, which was the last business there, closed in 2009.

Occidental Management purchased the building earlier this year as part of its purchase of the Union Station campus. The company plans a mixed-use development, which will have retail and office space and possibly residential as well. Smoothie King is the first announced tenant.

“It’s good to get the first one done,” says Chad Stafford, Occidental president. “We’re excited to get rolling down there.”

Stafford thinks Smoothie King will do well.

“It’s going to do terrific,” he says. “Certainly there’s a lot of traffic. … That site, as it begins to develop and get rolling, we’ll have a lot of visitors to it.”

Bhakta says Occidental will restore the exterior of the building.

“It’s going to be a nice project.”

It’s one he says he previously wouldn’t have even considered.

In the dozen or so years of having Smoothie King, Bhakta says, “We never looked at downtown.”

That’s even though he grew up in the area.

“We actually left,” Bhakta says. “Downtown in the ’90s, we didn’t have much faith in it … coming back.”

That’s what has happened, though, he says.

“What they’ve done downtown is amazing.”

Construction to begin at Cornerstone Office Park with medical office to be built first

WICHITA — Construction is set to begin shortly at the new Cornerstone Office Park at the 520-acre Cornerstone development in Andover.

There will be room for 150,000 square feet of office space at nine buildings, the first of which will be a new medical building.

“With the success of the hospital, it’s just a natural fit to have medical practices wanting to locate at Cornerstone,” says developer George Laham. “Obviously, we have a lot of interest right now from … medical groups that want to be located in the area.”

Laham Development and Ritchie Development are the developers of Cornerstone, which is north of 21st Street between 159th Street East and Andover Road.

The 18,000-square-foot medical building will be adjacent to the Kansas Medical Center. KMC CEO Badr Idbeis will be one of the physicians to use the new space.

The two-level building will have the same architectural design as the hospital.

There will be a reception area, exam rooms and offices for physicians. One feature of the building is a clerestory that will allow natural light inside.

New owner plans improvements at Andover Crossing; Perfect Party to open there

UPDATED — A group called Commercial Equity has purchased Andover Crossing, an almost 10,000-square-foot center near the northeast corner of Kellogg and Andover Road, with plans to remodel it and add tenants.

“We’re putting a new facade on it to make it more modern,” says Adam Clements of Builders Inc., which manages the center.

Clements and Dennis Fitzroy, also of Builders Inc., handled the sale of the 1999 center.

“We’re going to make it look like a 2012 building,” Clements says. He says there will be new lighting and landscaping and increased signage as well.

Currently, Papa John’s Pizza, Snip N’ Clip and In the Bag Cleaners are at the center. Clements also recently handled a deal to bring a new store, Perfect Party, there.

That leaves one 1,800-square-foot space on the north end of the center. It has drive-through capability.

Former Augusta teacher Cheryl Mercer is opening Perfect Party in 3,000 square feet.

“I’ve always wanted to do my own business,” Mercer says. “It was always just my dream to do a party store.”

She plans to carry all the colors of nearby schools along with balloons and party supplies. Mercer hopes to offer classes, too, for party ideas.

“I love being crafty,” she says.

Clark Investment Group to build new 5,500-square-foot office at the Waterfront

WICHITA — There’s a more personal element to the new 4.3 acre development that developers Steve Clark and Johnny Stevens are bringing to the Waterfront at 13th and Webb Road.

In addition to the new 2-story office building that will be between Andover State Bank and Chester’s Chophouse & Wine Bar, along with a new restaurant pad site just north of Chester’s, Clark is building a new office for himself.

His Clark Investment Group headquarters currently is in 2,500 square feet near 13th and Rock Road in the Polo Club Office Park, which Clark and Stevens built in 1990.

“We’ve been here a long time,” Clark says. “Our space is not adequate for us these days.”

His new office will be a 5,500-square-foot, single-story building that will be north of where the new 2-story building will be.

“It’ll have a nice patio in the back that kind of runs right up to the lake,” says Clark’s son, Stephen Clark II, who is managing the development of the 4.3 acres.

Spangenberg Phillips Tice Architecture designed the building along with the 24,000-square-foot 2-story building.

Waterfront developers to break ground on 4.3 acre development, including 2-story Class A office space and possible restaurant

WICHITA — Steve Clark and Johnny Stevens are preparing to develop another 4.3 acres at their Waterfront development at 13th and Webb.

The chief part of the project is a 24,000-square-foot, 2-story office building that will be between Andover State Bank and Chester’s Chophouse & Wine Bar.

“There are some people looking for space right now that want an unusual location,” Clark says. “There are a couple of major tenants.”

Clark’s son, Stephen Clark II, is managing the project, and he says those potential tenants – there are no signed deals yet – are the reason Clark and Stevens are looking to do the office building.

“There is some interest in the market that’s kind of sparked up recently,” Stephen Clark says. “People have been waiting so long to do something because of the economy.”

He says the economy isn’t necessarily that much better, but businesses can’t wait any longer.

“Some people are outgrowing their space or need to upgrade their space,” Stephen Clark says.

He says the existing office space at the Waterfront is full and that there has not been much new Class A office space that’s been built in Wichita in recent years. He says business owners “want a location that’s going to last many years, and I think we’ve established the Waterfront is that kind of location.”

“It costs the same to build the building somewhere else. You’re going to get better long-term residual value in a place like the Waterfront.”

Stephen Clark says the building will have “incredible identity from Webb Road.”

“It’s very visible from Webb Road, but it also enjoys the lake in the rear.”

U.S. Citizenship and Immigration Services finalizes lease for former Davis Furniture space in Delano

WICHITA — The U.S. Citizenship and Immigration Services has closed on its deal to lease the 13,000-square-foot former Davis Furniture space in Delano.

“It’s all done and signed,” says Chris Ruffin, director of real estate for his father Phil Ruffin’s Ruffin Properties.

In August, Have You Heard? reported the lease was a possibility.

At the time, Chris Ruffin — who previously planned a country-and-western bar for the space — admitted the immigration office might not have the same flair.

“You know, it’s not glamorous, but it’s a really vital part of government resources.”

The renovated space will be ready in about a year.

“It’s going to look really good,” Ruffin says. “I love the plans.”

UPDATED — A deal is close for a new tenant in the former Davis Furniture space, and it’s as unlike a country-and-western bar as it can be.

It looked like there was a done deal earlier today, but it’s not finalized yet. If it happens, though, U.S. Citizenship and Immigration Services would take 13,000 square feet in the building.

“You know, it’s not glamorous, but it’s a really vital part of government resources,” says Chris Ruffin, director of real estate for his father Phil Ruffin’s Ruffin Properties.

Chris Ruffin says an Immigration Services lease would mean a lot for Delano, too.

“It’s a big deal,” he says. “It saves that derelict building. It’s been an eyesore in Wichita for a really, really long time.”

The Ruffins plan to heavily invest in the property, where they once planned a bar, before Immigration Services would move in.

“The building’s going to look spectacular,” Chris Ruffin says. “It’s not going to look like a government building per se.”

Cohlmia Marketing to move to Delano

UPDATED — Cohlmia Marketing is moving from one historic building to another.

The marketing-communication firm has been in the Yellow Cab building in Old Town for a decade.

It’s moving to the Travel Air Building at 535 W. Douglas in Delano.

“It’s a wonderful opportunity to have some Douglas street exposure,” says president Carol Skaff.

That’s partly why she’s moving.

“We’re kind of off the beaten path here,” she says of her location on Mosley Street between First and Second streets.

That’s the same building where Egg Cetera is.

“It really is a wonderful location,” Skaff says. “We have really enjoyed Old Town.”

When the office opened there, there was no Old Town Square.

“The energy has been building,” Skaff says. “It’s been really fun to be part of that.

“At this time, the energy of Delano is really starting to, I guess, percolate,” she says. “They’ve just been doing so many interesting developments, and it has an interesting creative vibe, and that was attractive to us.”
