Two east-side business offices to move

WICHITA — A couple of businessmen are moving their east-side offices, but not far.

Bud Gates is moving his Easygates office from the Tallgrass Executive Park at 22nd and Rock Road to the Polo Club Office Park near 13th and Rock Road.

“We just ran out of space,” Gates says. “We’ve got people in closets over here.”

He says he had been looking to lease another space. In the process, he came across a Tallgrass building to buy.

The Easygates office currently is about 2,900 square feet and is moving to about 4,600 square feet next month. Gates says the new office will offer a lot more storage room in addition to more office space.

Gates is the master franchisor for Easyhome lease-to-own stores in 36 states. He says there are 38 stores under his umbrella – 17 stores that he operates and 21 that are franchises.

“We’re just kind of clicking along,” Gates says. “We probably would like to grow 10 stores per year.”

He says he’ll lease about 900 square feet of his new building to a tenant.

“I can’t reveal that one yet.”

Vantage Point Properties to build SunStone Apartment Homes at Andover MarketPlace

WICHITA — Developer Paul Jackson is preparing to build the next phase of Andover MarketPlace, and it’s a sizable one.

It’s the SunStone Apartment Homes at 711 E. Cloud, which is south of Kellogg a half mile east of Andover Road.

“We’re building a 208-unit complex that’s market rate,” says Jackson, who is president of Vantage Point Properties.

That means there won’t be an affordable-housing component to the apartments.

Jackson initially purchased 80 acres east of Kellogg and Andover Road and then bought another 70.

“We’ve owned that land since around 2007 and have slowly developed it … in the most quality fashion that fits the community,” he says. “You know, that’s a big project for Andover.”

The MarketPlace is where there’s a Dillons Marketplace, the Andover YMCA and an elementary school, all of which have since purchased their land from him.

There’s also a strip center with several retail businesses in it along with an Arby’s restaurant.

Jackson says the highway exposure and convenience will be great for the apartments.

“Most importantly, we think it’s a very good use for the site that supports the other things around it.”

Sonic to open this summer at Paul Jackson’s Stonebridge development at 37th Street North and Maize Road

WICHITA — Stonebridge developer Paul Jackson now confirms what Have You Heard? reported was a possibility in March.

Sonic is coming to his development at 37th Street North and Maize Road.

“The long and short of it is the real estate market’s picking up a little bit, and we’re getting activity out at that Stonebridge site,” says Jackson, who has Vantage Point Properties.

Menards is the anchor tenant at the 40-acre development. Sonic is taking the first pad site at Stonebridge. Jackson says there are about 12 acres left to develop with nine more pad sites for retailers, restaurants and service-oriented businesses.

Jackson says Sonic has a strong Wichita presence with 24 restaurants in the area.

The Stonebridge Sonic is expected to open in late August.

“They’re moving awfully fast,” Jackson says.

He’s working on getting another deal under contract at the development.

“We’ve seen a real change in the retail world,” Jackson says. “I don’t want to be too optimistic, but it sure feels like it’s going the right direction now.”

“I suppose it’s largely just confidence,” Jackson says of the market. “Things are getting better, and so it’s time to do business again.”

Volt Workforce Solutions to move to the Hinkle Law Firm Building

WICHITA — Volt Workforce Solutions, a global recruitment organization, is moving its Wichita offices from 8301 E. 21st St. to the Hinkle Law Firm Building (formerly the Hinkle Elkouri Law Firm Building) at 8621 E. 21st St.

“We are literally just moving across the street,” says Jorge Garcia, director of client delivery.

“It’s a better layout all the way around,” he says. “It’s much more open.”

At 1,934 square feet, the space is slighter smaller than what Volt currently has.

Garcia calls the new space a “more synergistic environment.”

He says that means there’s an opportunity for “more collaboration. There’s more transparency with the entire group. Everybody’s aware and a part of what everybody else is doing.”

Shops at MarketPlace lands four tenants

WICHITA — In today’s economy, it’s a gamble to build a speculative shopping center and hope to find tenants for it, but it’s a move that’s paying off for Paul Jackson.

The Vantage Point Properties developer has Andover MarketPlace, a 140-acre development on the southeast corner of Kellogg and Andover Road in Andover.

In May, Jackson began building the Shops at MarketPlace, a 14,000-square-foot center next to Dillons Marketplace.

He now has four tenants to announce:

Scooter’s Coffeehouse, which will have 1,400 square feet and a drive-through on the north end of the center.

H&R Block, which will have 1,400 square feet.

Martinizing Dry Cleaning, which will have 1,400 square feet.

Spa Pedicure, which will have 1,200 square feet.

“We have a nice amount of interest in the remaining space,” Jackson says. “We feel like it’s been a good decision to build that.”

When Jackson first bought the property several years ago, his plan was to hold it for the long term.

“We weren’t looking to develop it immediately.”

Dillons wanted to expand with a Marketplace concept, though, and the YMCA decided to build a new branch about the same time.

“They just came into play a lot earlier than we expected them,” Jackson says. “Once those started, we started full speed into the development process.”

Menards signs deal to locate at Paul Jackson’s Stonebridge development at 37th and Maize Road

WICHITA — As expected, Wichita has landed its second Menards store.

Developer Paul Jackson today signed a deal with the Wisconsin-based company to anchor his Stonebridge development at the southeast corner of 37th and Maize Road.

This follows Christian Ablah’s deal earlier this month for Menards to locate at his development at K-96 and Webb Road.

“These are big, big deals,” Jackson says. “It’s a real shot of confidence they’re opening two stores of this size in Wichita.”

Jackson and Ablah were close to final deals with Menards, which is a home-improvement store, in late 2008 when the economy tanked.

Even though there are continual signs of improvement, Jackson says the Menards deals are still a coup.

“Big box developments are just not happening around the country right now,” he says. “Most big box developers have kind of pulled in the reins and put the brakes on until the economy turns around.”

The west-side Menards will be 230,000 square feet and employ about 165 people.

Menards may be coming to Wichita after all

WICHITA — It looks like Menards could be coming to the Wichita market after all.

Word is the deal for the Wisconsin-based home-improvement store to come to 37th North and Maize Road is back on.

“I guess I’d say I’m optimistic,” says Paul Jackson, who is working on a 40-acre retail development called Stonebridge on the southeast corner.

But Jackson says there’s no signed deal.

“I wish it was as solid as what you’ve heard.”

The deal first was under contract in 2008.

Where’s the beef? At a new Arby’s in Andover

arbys1WICHITA — Andover is getting its first Arby’s.

It’ll also be the first restaurant to locate at MarketPlace, the new development on the southeast corner of Kellogg and Andover Road.

The Arby’s will be in a 2,800-square-foot space.

“They’re a solid concept,” says developer Paul Jackson, president of Vantage Point Properties.

The 140-acre mixed-use development is anchored by the YMCA and Dillons Marketplace. Kansasland Tire and Capitol Federal Savings also have locations there.

“We’ll feel like we were successful as long as we attract a good mix of products and services,” Jackson says. “That’s our goal.”

There are about a dozen pad sites left to fill. Jackson hopes for more restaurants, including fast food and casual-dining concepts.

The Arby’s will have seating and a drive-through.

United States Beef Corp., the largest Arby’s franchisee, plans to open the restaurant in the first quarter of 2010.

“We try to bring a little more freshness to the fast food,” says Kim Thompson, vice president of human resources and risk for the company.

“We have a healthy version of fast food,” Thompson says. “That’s always been our goal.”
