Dolci & Joes to open in former Breezy’s space on East Douglas

WICHITA — The long-empty building at 3425 E. Douglas where fake palm trees used to sit is finally getting a new restaurant.

Josh Crowe is going to sublease the building from Taco Tico for his new Dolci & Joes, an upscale sandwich and hamburger restaurant.

A Taco Tico used to be at the space, followed by the chain’s short-lived sister concept, Breezy’s, which closed in July 2006 after less than a year.

Crowe likes the building’s central location.

“It’s kind of a strategic location as far as College Hill goes,” he says.

Crowe “wanted something that had more of a neighborhood feel to it,” says Brent Stewart of J.P. Weigand & Sons, who brokered the deal.

The menu will feature salads, burgers and specialty sandwiches, which range from traditional deli sandwiches like pastrami on marbled rye to vegetarian offerings like grilled portobello mushroom sandwiches.

The restaurant, which opens in early September, will seat 60. Next year, Crowe will add an outdoor patio and a drive-through as well.

He wants families to be able to dine together at Dolci & Joes and experience “the good times of past generations when that was kind of a big deal.”

The idea, Crowe says, is “kind of bringing back meal time as it should be.”

Schlotzsky’s and Cinnabon coming to Central and Tyler

schWICHITA — As expected, Ken Mechtley is going to bring a Schlotzsky’s to Central and Tyler.

“I’ve been looking for a west-side location for quite some time,” Mechtley says.

He’s going to bring a combination Schlotzsky’s and Cinnabon to the 2,300-square-foot space where Taco Bueno used to be on the northeast corner.

“A lot of the new stores are doing a co-brand now,” Mechtley says.

He already has three Schlotzsky’s restaurants in Wichita, three in Topeka and one in Lawrence.

“I’ll probably be looking at another location sometime next year,” Mechtley says of the Wichita area.

The new restaurant will open in mid-September.

John Dugan seeks rezoning for one deal and talks with Wal-Mart for another

WICHITA — The planning commission last week voted to recommend city approval for John Dugan to rezone about 50 acres south of Kellogg between 119th and 135th to limited commercial.

“I bought it several years ago to develop,” Dugan says of the property, where there’s also a new frontage road.

He could develop it himself or sell it to someone else.

“We’ve got a couple of things working,” Dugan says. But he also has the property listed with J.P. Weigand & Sons.

“I’ll go any direction,” he says.

“We’re just sitting here like everybody else just ready to do something,” Dugan says. “We think that will be popular when things start happening.”

Dugan also has property in Goddard that Wal-Mart may be interested in.

“We’re talking to them,” he says of land he has east of Goddard and west of what would be the interchange for the proposed bypass.

“They think that’s the new development for commercial,” Dugan says of Wal-Mart. But he adds, “Things have slowed down with them.”

Francesca’s Collections coming to Bradley Fair; Genevieve G to relocate in Brick’s

WICHITA — A new national boutique is coming to Bradley Fair, a Laham Development property.

Francesca’s Collections, which sells women’s clothing, jewelry and gifts, is opening in 2,100 square feet at the east-side lifestyle center.

Christi Royse of J.P. Weigand & Sons handled the deal for Bradley Fair.

Clary Groen, director of real estate for Francesca’s, says the Houston-based company has been interested in Wichita for a while.

New retail center to open by Lowe’s at Maple and Ridge

Developer Leisa Lowry, who is also a commercial broker for J.P. Weigand & Sons, is close to building on the southeast corner of University and Ridge across from Lowe’s.

“I have been pursuing this for a while because it’s a great intersection with very high traffic,” Lowry says.

In addition to access to Kellogg and traffic on Maple and Ridge, nearby Taft is extremely busy as well thanks to the strip of shopping by Sam’s Club and other businesses in Westgate Market.

“A lot of the residential people on the west side take that to go to those retailers,” Lowry says.

She initially plans a 12,000-square-foot center for retail and restaurant space. But she says she’s open to doing pad sites instead if that’s what someone would prefer.

“I just started marketing it and have seen a lot of interest,” Lowry says. “I will start building in the next few months.”
