Retail center, restaurant under development at Regency Lakes at 21st and Greenwich

WICHITA — One of the last phases of the Regency Lakes shopping center at the northwest corner of 21st and Greenwich is under development.

Four S Development, a group of local investors, is building an 11,375-square-foot strip center on the lake in front of Cabela’s.

“We envision it being a four-tenant building,” says Brad Saville, a partner in the group and president and CEO of Landmark Commercial Real Estate. “We’ve got one lease signed.”

Saville confirms the tenant is a restaurant that should be open before the holidays. It will take 2,900 square feet and have a patio overlooking the lake.

Sources say Papa John’s Pizza franchisee Terry Newman is doing a new concept in the space, and it’s likely based on burritos. Newman didn’t return calls to comment.

Landmark’s Ken Saville is handling leasing for the rest of the strip center.

“We’re thinking there could be one other small restaurant, and the rest would be retail,” says Brad Saville.

Saville says he first began work at Regency Lakes when he helped Cabela’s purchase property there. Then, he helped Hobby Lobby with its lease there.

“That’s all kind of led to this last parcel.”

Innovative Construction Services designed the center, and SBA Construction is building it. Andover State Bank provided financing.

Saville says retail development in the K-96 and Greenwich area will be significant in the next three years.

Along with the Waterfront development at 13th and Webb, he says, “Really, I think this is the highest-growth area in the whole city.”

 

 

BNC National Bank to move west-side office

UPDATED — BNC National Bank is moving its west-side branch from 7200 W. 13th St. to the campus near 29th and Ridge where J.P. Weigand & Sons has its west-side residential office.

“I outgrew the space,” branch manager J.R. Rohr says of the 3,800 square feet he has at 13th Street.

The new space, which is in the east building on the campus, has 5,200 square feet.

“We’re hoping to be moved in by the beginning of the year,” Rohr says.

Remodeling the new space will take about eight weeks once the lease is done.

“We’re still working out some details on the lease,” Rohr says.

Weigand’s Patrick Ritchie and Leisa Lowry are handling the deal.

The Bismarck, N.D.-based BNC, which handles only residential mortgages in Wichita, has three branches here.

In addition to the west-side branch, one is inside Andover State Bank at the Waterfront, and another is within the Andover State Bank in Andover.

Rohr says finding good west-side office space can be a challenge since much of the available space is for retail.

“Having real, true office space in west Wichita is a big plus for me,” he says.

Rohr likes the access to K-96.

“I feel that part of Wichita … is growing right now,” he says. “There’s all kinds of businesses up there. It’s close to NewMarket Square.”

Rohr says he’s looking to add three or four loan officers. He doesn’t have any other changes planned.

“There’s been talk about … maybe expanding in the Derby market,” Rohr says. “That thought has just been brought up. I haven’t really got too far into that yet.

“This is it for right now.”

Clark Investment Group to build new 5,500-square-foot office at the Waterfront

WICHITA — There’s a more personal element to the new 4.3 acre development that developers Steve Clark and Johnny Stevens are bringing to the Waterfront at 13th and Webb Road.

In addition to the new 2-story office building that will be between Andover State Bank and Chester’s Chophouse & Wine Bar, along with a new restaurant pad site just north of Chester’s, Clark is building a new office for himself.

His Clark Investment Group headquarters currently is in 2,500 square feet near 13th and Rock Road in the Polo Club Office Park, which Clark and Stevens built in 1990.

“We’ve been here a long time,” Clark says. “Our space is not adequate for us these days.”

His new office will be a 5,500-square-foot, single-story building that will be north of where the new 2-story building will be.

“It’ll have a nice patio in the back that kind of runs right up to the lake,” says Clark’s son, Stephen Clark II, who is managing the development of the 4.3 acres.

Spangenberg Phillips Tice Architecture designed the building along with the 24,000-square-foot 2-story building.

Waterfront developers to break ground on 4.3 acre development, including 2-story Class A office space and possible restaurant

WICHITA — Steve Clark and Johnny Stevens are preparing to develop another 4.3 acres at their Waterfront development at 13th and Webb.

The chief part of the project is a 24,000-square-foot, 2-story office building that will be between Andover State Bank and Chester’s Chophouse & Wine Bar.

“There are some people looking for space right now that want an unusual location,” Clark says. “There are a couple of major tenants.”

Clark’s son, Stephen Clark II, is managing the project, and he says those potential tenants – there are no signed deals yet – are the reason Clark and Stevens are looking to do the office building.

“There is some interest in the market that’s kind of sparked up recently,” Stephen Clark says. “People have been waiting so long to do something because of the economy.”

He says the economy isn’t necessarily that much better, but businesses can’t wait any longer.

“Some people are outgrowing their space or need to upgrade their space,” Stephen Clark says.

He says the existing office space at the Waterfront is full and that there has not been much new Class A office space that’s been built in Wichita in recent years. He says business owners “want a location that’s going to last many years, and I think we’ve established the Waterfront is that kind of location.”

“It costs the same to build the building somewhere else. You’re going to get better long-term residual value in a place like the Waterfront.”

Stephen Clark says the building will have “incredible identity from Webb Road.”

“It’s very visible from Webb Road, but it also enjoys the lake in the rear.”

Developer Casey Bachrodt faces lawsuit on Waterfront property

WICHITA — Simmons First National Bank has filed a lawsuit against developer Casey Bachrodt to foreclose on property he owns at the Waterfront.

“Well, it will not get to that stage, I will promise you that,” Bachrodt says.

The suit, filed this week in Sedgwick County District Court, also names Waterfront Office Park Development LLC, Bric Waterfront LLC and Andover State Bank.

Bachrodt has eight buildings in his Executive at the Waterfront within the Waterfront development at 13th and Webb Road.

He says the lawsuit is related to a few acres next to those buildings.

“We’re just taking care of a different type of financing on the property,” Bachrodt says.

He doesn’t want to go into details.

“It’s just not worth discussing at this time,” he says. “We’re getting it resolved.”

Bachrodt says he still plans to build on the property in the future.

“Yes, definitely.”
