Retail center, restaurant under development at Regency Lakes at 21st and Greenwich

WICHITA — One of the last phases of the Regency Lakes shopping center at the northwest corner of 21st and Greenwich is under development.

Four S Development, a group of local investors, is building an 11,375-square-foot strip center on the lake in front of Cabela’s.

“We envision it being a four-tenant building,” says Brad Saville, a partner in the group and president and CEO of Landmark Commercial Real Estate. “We’ve got one lease signed.”

Saville confirms the tenant is a restaurant that should be open before the holidays. It will take 2,900 square feet and have a patio overlooking the lake.

Sources say Papa John’s Pizza franchisee Terry Newman is doing a new concept in the space, and it’s likely based on burritos. Newman didn’t return calls to comment.

Landmark’s Ken Saville is handling leasing for the rest of the strip center.

“We’re thinking there could be one other small restaurant, and the rest would be retail,” says Brad Saville.

Saville says he first began work at Regency Lakes when he helped Cabela’s purchase property there. Then, he helped Hobby Lobby with its lease there.

“That’s all kind of led to this last parcel.”

Innovative Construction Services designed the center, and SBA Construction is building it. Andover State Bank provided financing.

Saville says retail development in the K-96 and Greenwich area will be significant in the next three years.

Along with the Waterfront development at 13th and Webb, he says, “Really, I think this is the highest-growth area in the whole city.”

 

 

Marshalls may be narrowing its list of possible east-side sites for second store

WICHITA — It was late 2011 when Have You Heard? broke the news that Marshalls most likely would be coming to Wichita.

Since then, the Massachusetts-based discount retailer opened a Marshalls in the former Borders Books space at NewMarket Square at 21st and Maize Road.

A deal to open in Regency Lakes at 21st and Greenwich didn’t work out, but local T.J. Maxx employees are telling customers that Marshalls is still looking on the east side and has narrowed its decision to two or three sites.

Parent company TJX Cos. owns Marshalls and T.J. Maxx, which is in Eastgate Plaza at Kellogg and Rock and in the Westgate Market shopping center at Kellogg and Dugan.

It looked like TJX at one point also considered opening its HomeGoods concept in Wichita, but that no longer seems like an imminent possibility. At least not as much as an east-side Marshalls.

No one at TJX is sharing details on possible Marshalls sites yet, but we’ll keep you posted.

Marshalls may open in east, west Wichita

UPDATED — With any luck, by this time next year, shoppers in east and west Wichita will have two new Marshalls stores to shop at.

It looks like the Massachusetts-based retailer is working on two possible deals here.

Parent company TJX Cos. owns Marshalls and sister store T.J. Maxx, which is in Eastgate Plaza at Kellogg and Rock and in the Westgate shopping center at Kellogg and Dugan.

Marshalls is similar to T.J. Maxx. Marshalls is known for carrying designer clothing and homeware at discount prices — “never pay full price for fabulous” is the current tagline — though shoppers often have to wade through merchandise to find those deals.

No one with TJX returned calls for comment, and no one else involved in the deals is talking.

Sources, though, say here’s what’s in the works:

On the west side, Marshalls is considering locating at NewMarket Square at 21st and Maize. The former Borders Books space is the likely new home.

On the east side, the retailer is negotiating at Regency Lakes at 21st and Greenwich.

There’s about 50,000 square feet between World Market and where the new Cabela’s is going to open in 2012.

One retailer could take the entire space or it could be divided.

There’s also a pad site available in front of Cabela’s.

Landmark Commercial Real Estate is marketing the project.

It looked like TJX’s HomeGoods concept was briefly considered for Regency Lakes, but it sounds like that’s now off the table.

This isn’t the first time Marshalls has appeared close to a deal here, so there’s still a chance it may not happen.

Bradley Fair and Fresh Market confirm the grocery store is coming in 2012

UPDATED — Bradley Fair developer George Laham now confirms what Have You Heard? reported last month:

The Fresh Market grocery chain is coming to the former Ultimate Electronics space in 2012.

“The shopping center is just a perfect fit for our concept,” says Drewry Sackett, Fresh Market’s manager of public relations and community relations.

Laham, president of Laham Development, began looking for a specialty grocery store to bring to Wichita even before Ultimate Electronics closed.

In recent years, Wichitans have been hoping for a Whole Foods or Trader Joe’s.

“After looking at the Fresh Market, this was the clear choice,” Laham says.

“The only reason they’re not saying, ‘We want Fresh Market,’ is because they don’t know it,” says Cathy Erickson, vice president at Laham Development.

The Greensboro, N.C.-based chain has about 110 stores either open or opening soon, and this one will be the farthest west.

Sackett calls Wichita “a really solid Midwestern market that supports our growth into that region of the country.”

The chain is heavily concentrated in the southeast, which Laham says is why most Wichitans aren’t familiar with it.

Laham says as he began looking for a specialty grocery store, he looked throughout the industry before choosing Fresh Market.

“They are clearly a market leader,” he says.

Sackett says, “Our stores are a little bit different, certainly, than a traditional grocery store.”

She says the store is a warmer, more intimate atmosphere with classical music playing, freshly brewed coffee awaiting customers and floral arrangements greeting them at the door.

“You can see across the entire store, and that really sort of lends to that feeling of a more intimate setting,” Sackett says.

“It’s very much a European market,” Laham says. “It’s like being in Italy at an open-air market.”

The 22,000-square-foot space will be fairly compact to navigate.

“That’s kind of the beauty of it,” Erickson says.

Liquor Cabinet and Cigars & More coming to the Village at Greenwich

WICHITA — A new liquor store and cigar shop are coming to the Village at Greenwich at 21st and Greenwich.

Anisha Patel plans to open the Liquor Cabinet and Cigars & More in 3,000 square feet by Aug. 1.

“We’re going to try to push for before that,” she says.

Her brother, Jay, is doing a lot of the work to get the store ready.

Anisha Patel owns America’s Best Value Inn & Suites in Hesston. That’s kind of what inspired her to go into a new line of work.

“I want to try to trend away from a 24-hour business,” she says. “If someone doesn’t show up, you’re filling in that shift.”

She thinks the liquor store business will be more low key.

“Doesn’t require too much of a strain on the brain.”

Not that she’s giving up the hotel business.

“It’s what brought me my luck in life, so you don’t get rid of that.”
