That’s like telling a man about to be executed, “Now the good news … the food, the smokes and the gas is free!”
The good news: the patient is no longer running a fever.
The bad news: the patient is dead.
The median price of homes in Wichita are very reasonable, like that latest survey stated. When those homes above 300K start becoming comparable to other cities (by adjusting significantly downward) I think we will see substantial movement. But most of the current homes in that price range are not even close in terms of quality, amenities and specifically neighborhood development to what I see in other locales.
Builders use affordability to fight against safety in home construction. Recently they got the Wichita electricians to amend out new arc fault safety recepticles that protect children. We next expect them to fight against new fire sprinkler safety requirements.
The builders feel that less safe homes are more affordable to build although not cheaper to buy.
